How Long Should a Roof Last?

Asphalt Shingles

Asphalt shingles are the most common roofing material in the United States because they are affordable, durable, and have outstanding warranties. Asphalt shingles are made out of fiberglass and asphalt sealant. They’re the ideal roofing material to protect your home from snow, rain, and harsh UV rays. You can expect this roofing material to last between 15 and 30 years. Exactly how long it will last depends on the climate and weather conditions of where your building is located. 

Metal 

Metal roofs can last anywhere between 40 and 70 years. Often accompanied by a 20 years to a lifetime warranty, metal roofing has become a popular choice for homeowners. There are a few different types of metal roofing, and each one offers a different lifespan. For example, a metal roof made from stone-coated steel can last up to 50 years and withstand wind speeds of up to 155 miles per hour. Stand seam metal roofing, on the other hand, can only withstand winds up to 100 miles per hour but also lasts up to 50 years.

Clay tile roofs are extremely durable and last for decades. Expect a clay tile roof to last up to 100 years! They last a long time because clay tiles are weather, rot, and fire-resistant. However, to ensure a clay tile roof lasts 100 years, it will need to be properly cleaned to prevent algae, moss, and mold growth. Clay tile roofs are often found in warmer climates because constant freezing and thawing can easily damage the tiles.
